A client in the education sector had low hot water temperatures at parts of a hot water system, even though the water heater was at the correct temperature. This showed the system was not in balance and there were likely to be areas of stagnant water, increasing the probability of bacterial growth.

We carried out a full system survey, including reviewing available schematics, tracing pipework where necessary, checking circulation pump operation, assessing return temperatures at the calorifier/water heater, reviewing system balancing, and undertaking additional temperature monitoring at strategic locations throughout the system.

Finding out that the system was out of balance allowed us to rebalance the return system so that all return loops were above 50°, ensuring compliance with ACoP L8 and HSG274 part 2.

Once the system was in balance and recorded, any modifications could be accounted for and the system easily rebalanced. This ensured hot water would be flowing throughout the hot water system at the correct temperatures, reducing stagnation and lowering the risk of bacterial growth.

We are now in talks with the client to introduce remote monitoring (RM) to its Water Hygiene strategy. RM generates 24/7 records and communicates any issues immediately via the alert system.
