It’s very important to have laundry ventilation ductwork cleaned regularly. Laundry, especially bedding and towels, generates a lot of lint, dust and fibres when cleaned and dried in commercial machines. Over time, these impurities can build up and collect in the laundry extract system, making the system slower and less efficient. This material is extremely combustible so it also causes a potential fire hazard.

Is it a legal requirement?

The Regulatory Reform (Fire Safety) Order of 2005 states that all building owners have a responsibility to minimise potential fire risks. Fire safety risk assessments must be carried out and kept up to date. This includes an inspection of ductwork where there is potential for fire risk and subsequent maintenance to ensure the system is safe.

Over and above this, most insurance companies now require proof of dryer duct cleaning, servicing and maintenance. Failure to provide evidence that proper maintenance has been carried out, for example BESA TR 19 reports, could invalidate your claim.
